What is a contract bond?
A contract bond is a three-party guarantee between you (the contractor), the project owner, and a surety company. It promises the owner that the job you bid on will be completed on the terms you agreed to — and that your subcontractors and suppliers will be paid.
Public projects require them by law, and more private owners and general contractors ask for them every year. Getting bonded isn’t just paperwork: a strong surety relationship is what lets you bid bigger work.
- Required on virtually all federal, state, and municipal work
- Premiums typically run 0.5%–3% of the contract price
- One prequalification supports every bid you make
Bid Bond
Backs your bid — guarantees you'll sign the contract and post final bonds if you win. Usually 5–10% of the bid, and often issued at no charge.
Performance Bond
Guarantees the work gets finished per the contract. If a bonded contractor defaults, the surety steps in to complete the project.
Payment Bond
Guarantees subcontractors, laborers, and suppliers get paid — protecting the owner from liens and keeping your project chain moving.
Contract bonds we place every week
Public Works & Government Contracts
Federal Miller Act and state “Little Miller Act” projects — schools, roads, utilities, and municipal buildings.

Bonds for developers and GCs who require them on subcontracts — increasingly common on larger private work.
Maintenance & Warranty Bonds
Guarantee your workmanship for a set period after completion — often 1–2 years, required by many owners.

Contract bond FAQs
Performance and payment bond premiums typically run 0.5%–3% of the contract price, based on your financials, experience, and the size of the job. Bid bonds are often issued at no charge for established accounts. You’ll see your exact rate before anything is issued.
Sureties look at your working capital, net worth, largest completed projects, and current work on hand. They set a single-job limit and an aggregate program limit. Our job is to present your company so you qualify for the most capacity at the best rate — and to grow those limits as you grow.
Often, yes. Programs up to roughly $1M can frequently be written with an owner’s personal credit and a short application — no CPA statements required. For larger programs we’ll walk you through exactly what the surety requires.
For prequalified accounts, bid bonds are usually issued the same day — often within hours. If you have a bid date coming up, start the application now and call us at (800) 921-1008 so we can prioritize it.
For smaller, credit-based bonds: just the application. For larger programs: your latest fiscal year-end company financial statement, a personal financial statement for each owner, and the contract or specs for the project at hand. You can upload these securely inside the application or email them later.
